JLL is looking for an Operations Manager to lead the Mechanical and Electrical (M&E) team, delivering a high standard of Property Management services for a significant mixed development in Singapore. You will own the operational performance of the property's critical systems, manage budgets, and ensure exceptional customer service while driving safety and sustainability initiatives.
What You'll Do
- Lead and supervise the M&E team to deliver high-level Property Management services.
- Manage the overall day-to-day maintenance and operations of all M&E systems, including Electrical Installations, ACMV, Fire Protection, Elevators, and more.
- Monitor and maintain the efficient and safe operation of all systems to ensure smooth building operations and compliance with design intent.
- Develop, implement, and monitor preventive and comprehensive maintenance plans.
- Plan, procure parts, and coordinate maintenance services within the set budget.
- Supervise contractors and vendors to ensure all work meets required timelines and standards.
- Carry out ad-hoc project works to enhance M&E and related systems.
- Review and approve tenant fit-out applications.
- Prepare expense approvals, proposal papers, budgets, and monthly reports for client and management review.
- Manage accounts payable for the property, including invoice approval.
- Liaise professionally with tenants, business partners, government agencies, and suppliers.
- Serve as a member of the CERT Team and establish emergency procedures.
- Monitor utilities consumption and implement corrective measures for irregularities.
- Prepare quarterly sustainability reports, ensure Green Mark compliance, and drive sustainability initiatives.
- Ensure implementation and maintenance of the OMS system.
- Assist in the tender process, including preparing specifications and conducting site show rounds.
- Work closely with other departments to achieve property goals.
- Respond to problems and ensure compliance with all rules and regulations.
What We're Looking For
- A Degree in Mechanical/Electrical Engineering or equivalent with 3-5 years of relevant experience, or a Diploma in Building Services/Mechanical/Electrical or equivalent with 5-8 years of experience.
- Proven experience managing high-rise commercial buildings or mixed developments.
- Strong knowledge of operations, maintenance, fit-out practices, and related local ordinances.
- Experience in formulating maintenance policies, procedures, and managing capital works projects.
- Independent, proactive, resourceful, and possesses integrity.
- Excellent organizational, problem-solving, and communication skills (verbal and written).
- Essential managerial experience and the ability to work under pressure.
