About the Role

Greystar is hiring a Manager, Marketing - Student Living to develop marketing playbooks and property-level strategies that drive brand priorities, financial targets, and operational goals. In this role, you will be the marketing voice for property performance, optimizing strategies and budgets to maximize revenue and ROI.

What You'll Do

  • Engage with operations leaders, marketing teams, and clients to create marketing playbooks, property marketing plans, strategies, timelines, and budgets.
  • Serve as the marketing voice responsible for overseeing property performance by tracking marketing data to identify trends, issues, and opportunities.
  • Make recommendations to adjust marketing strategies to maximize results or correct performance deficiencies.
  • Lead efforts to maximize revenue and ROI by recommending and implementing strategic decisions on advertising spend and managing the marketing budget.
  • Oversee the development and delivery of educational and training sessions for property team members on marketing tools, systems, and products.
  • Monitor business activities and strategic actions that may impact marketing plans and adjust strategies based on marketing KPIs and reputation sentiment.
  • Collaborate with other business groups within Greystar Student Living to share best practices and participate in marketing initiatives and projects.
  • Act as the marketing strategy leader for portfolio acquisitions and dispositions, overseeing marketing activities for smooth property transitions.
  • Recruit, interview, hire, develop, and manage team members in compliance with company HR policies and practices.
  • Provide feedback to other business groups to improve processes and drive efficiency and operational excellence in property marketing.
  • Occasional travel within the US may be required for meetings, training, or conferences.

What We're Looking For

  • Bachelor’s degree or comparable experience in marketing, sales, communications, advertising, general business, or a related field.
  • 5-7+ years experience in a marketing or sales leadership position within a mid-to-large size services type business, or a creative or digital media agency.
  • Very strong process and project management skills with a proven track record in successfully managing teams.
  • Skilled in organizing and managing personal and team productivity, meeting deadlines, and managing changing priorities.
  • Demonstrated proficiency in solving problems, thinking strategically and creatively, and resolving conflicts.
  • Excellent written, oral, and interpersonal communication skills, with a strong customer-centric orientation.
  • Solid ability to make creative and compelling presentations on marketing strategies, budgets, and KPIs to diverse audiences.
  • Experience interacting with team members from multiple functional disciplines and different job levels.
  • Experience building and maintaining productive relationships with external vendors, suppliers, and business leaders.
  • Excellent leadership and people-management skills, with solid experience in acquiring and developing talent and building teams.
  • Some experience in managing performance issues and conflicts and coaching and mentoring line level team members.
  • Skilled in using digital and online software and apps, including Microsoft Word, Excel, PowerPoint, TEAMS, email, and virtual meeting software.

Nice to Have

  • Experience in student living real estate property management.
  • Knowledge of marketing-related products, programs, concepts and practices common to the multifamily housing industry.
  • Strong skills in advanced Excel functions, including use of pivot tables.
