Bellwether seeks an Associate, Debt to join its Debt Asset Management Team. In this role, you will be instrumental in preserving and creating value across a diverse portfolio of commercial real estate debt investments, serving as the primary client contact while evaluating property performance and mentoring junior team members.
What You'll Do
- Proactively monitor and manage a portfolio of debt investments across all property types, serving as the primary point of contact for assigned loans.
- Develop and maintain detailed asset-level cash flow reforecasting models.
- Manage the draw review process for construction or renovation projects, tracking progress against budget.
- Guide Analysts in maintaining asset- and portfolio-reporting models to monitor investment performance.
- Underwrite a variety of asset classes using Excel-based models, including complex cash flow, IRR, and fund waterfall modeling.
- Review and analyze business plans, leasing activity, and monthly property operating performance.
- Present findings to senior management at investment committee meetings.
- Perform property inspections.
- Track late payments and potential payoff issues, recommending loan modifications or other actions.
- Conduct market research and competitive analysis.
- Liaise with operating partners and Acquisition Teams to review business plan execution.
- Mentor, manage, and develop direct reports, overseeing their day-to-day workload, providing feedback, and conducting performance reviews.
What We're Looking For
- A minimum of 3 years of relevant commercial real estate experience.
- Asset management experience, including developing and analyzing real estate financial models with a focus on multifamily, office, and industrial assets.
- Proven skill in property underwriting, valuations, and discounted cash flow analysis.
- Ability to read and analyze loan documents, leases, and management agreements.
- Proficiency in Microsoft Excel, PowerPoint, and ARGUS Enterprise.
- Bachelor’s degree, preferably in Business, Finance, Real Estate, or a related field.
- Ability to build complex financial models from scratch, including waterfalls and various debt structures.
- Capacity to work independently and proactively solve problems.
- Excellent verbal, written, and interpersonal communication skills.
- Acts with integrity, maintains confidentiality, and promotes a collaborative work environment.
Nice to Have
- Experience in Asset Management, Development, or Acquisitions across major asset classes.
- Client-facing experience.
- Familiarity with commercial real estate market data resources like CoStar or Real Capital Analytics.
