Scale Virtually is hiring a Virtual Real Estate Underwriter / Acquisitions Analyst (Remote, PH Time)

Responsibilities

  • Monitor the Austin-area MLS daily to locate properties fitting investment criteria
  • Maintain a list of overpriced listings that may become viable with price adjustments
  • Track price changes and market patterns to advise on ideal offer timing
  • Proactively identify potential deals without waiting for assignment
  • Evaluate incoming deal leads from agents, wholesalers, and on/off-market sources
  • Classify opportunities as Pass, Keep for follow-up, or Escalate for urgent review
  • Ensure tracking systems are accurate and update templates as needed
  • Collect property data, comparables, rental rates, and market trends
  • Identify missing or incomplete information in deal submissions
  • Build and update financial models using established templates to determine MAO and cash-on-cash returns
  • Assess various exit strategies including flipping, BRRRR, ADU/DADU development, and condo conversion
  • Revise underwriting analyses as new information becomes available
  • Deliver clear investment recommendations with data-backed reasoning
  • Coordinate underwriting efforts once a deal shows promise
  • Schedule property walkthroughs and manage inspection logistics with the Acquisitions Lead
  • Gather and validate photos, videos, and condition reports
  • Assemble complete, well-organized deal packages for executive review
  • Maintain accurate, version-controlled records across Google Sheets, Smartsheet, Dropbox, and MLS platforms
  • Develop new tracking tools or templates when necessary
  • Act as the initial contact for inbound deal submissions from agents and wholesalers
  • Gather essential deal details while fostering professional relationships
  • Refrain from engaging in negotiations or offer discussions
  • Ensure timely and clear communication to remain competitive in fast-moving markets

  • MLS Monitoring & Market Intelligence - Scrub the Austin-area MLS daily to identify properties within our buy box - Maintain a watchlist of overpriced properties that may become viable - Track price reductions and market trends; recommend optimal offer timing - Surface opportunities proactively; do not wait for leads to be assigned
  • Deal Intake & Initial Scrub - Review and classify all inbound opportunities (agents, wholesalers, on/off-market) - Categorize deals as Pass, Keep (needs more info), or Escalate (requires immediate attention) - Maintain accurate, up-to-date tracking systems and adapt templates as needed
  • Underwriting & Pro Forma Development - Gather property, comparable, rental, and market data; identify information gaps - Build and maintain deal pro formas using provided models; calculate MAO and cash-on-cash returns - Evaluate multiple exit strategies (flip, BRRRR hold, ADU/DADU, condo sale) - Update underwriting continuously as new data comes in - Present clear investment recommendations with supporting rationale
  • Deal Orchestration & Coordination - Coordinate underwriting once a deal shows potential - Schedule property walkthroughs and coordinate inspections with the Acquisitions Lead - Collect and verify photos, videos, and property condition reports - Prepare complete, organized deal packages ready for ownership review
  • Data Management & Organization - Maintain clean, version-controlled deal files in Google Sheets, Smartsheet, Dropbox, and MLS - Create new tracking sheets or templates as needed
  • Agent & Wholesaler Communication - Serve as first point of contact for inbound deals - Collect critical information and maintain professional relationships - Defer all negotiations and offer discussions to the Acquisitions Lead - Communicate clearly and quickly; response time matters in competitive deal flow
