Cardinal Group is seeking a highly organized and creative Portfolio Marketing Manager. In this role, you will be responsible for the successful branding, launch, and ongoing marketing execution for a portfolio of properties, ensuring all campaigns across digital, social, and physical channels are launched on time, within budget, and comply with high-quality and fair housing standards.
What You'll Do
- Oversee digital presence and strategy for a portfolio of communities, ensuring accuracy and brand position.
- Ensure accuracy and continuity in messaging across platforms including property websites, ILSs, directories, and review sites.
- Review, approve, and guide the execution of monthly marketing plans (MMP) for your assigned portfolio.
- Oversee the planning, execution, and results of renewal efforts.
- Review annual marketing plans for accuracy, overall strategy, and alignment with market conditions.
- Coordinate and oversee execution of in-market strategies like outreach, resident events, business partnerships, and housing fairs.
- Implement accurate lead management and tracking strategies, reporting on performance metrics and providing actionable insights.
- Oversee social media expectations and standards are met at each community and provide training as needed.
- Identify new and creative marketing and advertising opportunities in each market.
- Assist in creating property-level annual marketing budgets based on property needs and market conditions.
- Review and approve review responses.
- Conduct weekly audits on all marketing channels, plan execution, and KPIs.
- Keep abreast of specific market changes, competitors, and outside factors affecting property performance and make marketing recommendations.
- Design and create marketing copywriting as needed for emails, website copy, and ad content.
- Plan and coordinate lifestyle photoshoots, including model sourcing and vendor management.
- Consult on property photoshoots.
- Source and coordinate promotional items based on campaign goals and property brand guidelines.
- Identify, design, and source signage needs for each community.
- Develop and maintain a comprehensive resource library within Google Drive featuring recorded training and how-to guides.
- Keep abreast of industry changes, marketing trends, and new digital strategies.
- Provide team member performance feedback to Portfolio Managers as needed with supporting documentation.
- Assist in providing hands-on training and guidance for the proper implementation of all community-level initiatives.
- Deliver focused strategy and advanced support to drive immediate performance improvements when needed.
- Assist successful rollout of the brand ambassador program.
- Collaborate with internal teams, external agencies, and clients to execute effective strategies tailored to property and client goals.
- Support Portfolio Managers with Red Light communities, contributing to leasing and marketing strategies, organizing training, and ensuring plan implementation.
- Participate in the testing of new tools, workflows, and SOPs and provide quality control feedback on new and existing processes.
- Support the Associate Director of Brand Marketing in assigned projects, as delegated.
- Ensure all marketing efforts are compliant with fair housing and diversity standards.
- Provide exceptional customer service and assistance to communities and HQ team members.
What We're Looking For
- 3-5+ years of progressive experience in marketing execution, brand management, or portfolio management.
- Strong preference for experience within the luxury or high-end multi-family housing industry.
- Proven expertise in managing and growing social media channels for a business or brand.
- Strong proficiency in Asana (or similar project management software) and the Google Workspace suite.
- Demonstrated ability to create high-quality marketing assets using Canva (or Adobe Creative Suite).
- Exceptional organizational, written, and verbal communication skills.
- Experience with advertising and media placements, including digital campaigns and email marketing.
Nice to Have
- A Bachelor’s degree in Marketing, Communications, or a related field.
- Experience in coordinating professional photo or video shoots.
- Knowledge of Fair Housing laws and regulations in marketing.

Team & Environment
You will report directly to the Associate Director of Brand Marketing.
