Lead and optimize third-party servicing operations for mortgage and HELOC portfolios within a highly regulated financial environment. This role ensures accurate, compliant, and efficient servicing execution by overseeing vendor performance, managing product lifecycle changes, and maintaining alignment with regulatory and investor requirements.
Key Responsibilities
- Supervise daily servicing activities conducted by external sub-servicers, including billing, payment processing, interest calculations, and fee assessments.
- Verify accuracy in payment application, refunds, adjustments, and handling of exceptions.
- Monitor delinquency tracking, charge-offs, recoveries, and critical lifecycle events to ensure proper servicing protocols.
- Ensure all operations comply with federal regulations such as Reg X, Reg Z, FCRA, FDCPA, and UDAAP guidelines.
- Develop in-depth knowledge of HELOC product design, system configurations, and end-to-end servicing workflows.
- Act as the primary servicing expert during product updates, translating business needs into actionable technical requirements for vendors.
- Manage testing, validation, and deployment of servicing-related product changes in coordination with Product, Technology, and Compliance teams.
- Track vendor performance against SLAs, KPIs, and contractual obligations through regular operational reviews.
- Lead investigations into servicing defects or compliance issues, driving root cause analysis and corrective action plans.
- Support audits, regulatory exams, and investor reviews by validating data integrity and reporting accuracy.
- Reconcile internal portfolio data with servicer system outputs and review investor reporting for completeness.
- Oversee credit bureau reporting (Metro 2) and dispute resolution processes.
- Identify emerging risks—operational or regulatory—and escalate critical findings appropriately.
Qualifications
Candidates must have 5–8+ years of experience in mortgage or HELOC servicing operations within a regulated financial setting. A strong grasp of the full servicing lifecycle—including payment processing, escrow, delinquency management, and loss mitigation—is essential. Familiarity with key regulatory frameworks and experience working directly with or alongside servicers is required.
Strong analytical, reconciliation, and risk assessment abilities are critical, along with technical fluency to evaluate system logic and servicing calculations. Excellent communication skills are necessary to engage stakeholders at all levels. Leadership experience managing cross-functional initiatives and vendor relationships is expected.
A bachelor’s degree is required. Experience in managing product changes or third-party servicing vendors is preferred. Proficiency in MS Office is strongly recommended.
