Jones Lang LaSalle (JLL) is looking for a Critical Operating Engineer to operate and maintain client properties and critical environment systems in Baltimore, MD. You'll play a key role in ensuring building reliability, providing exceptional customer service, and supporting the property management team with a focus on technical excellence and safety.
What You'll Do
- Complete work assignments thoroughly and efficiently with limited supervision.
- Operate, maintain, troubleshoot, and repair building equipment related to HVAC, mechanical, electrical, plumbing, controls (DDC & pneumatic), emergency generators, and fuel oil systems.
- Support the property maintenance team, work on customer service requests, use the CMMS platform effectively, and participate in construction and capital projects.
- Assist the Chief Engineer in completing the JLL compliance program and associated documentation to meet client KPIs and SLAs.
- Maintain strong tenant/client relations through prompt and courteous response to service requests and emergencies.
- Perform predictive maintenance, preventative maintenance, routine maintenance, emergency responses, and service requests as directed.
- Occasionally assist contractors and ensure contracted services are performed safely and to established standards.
- Maintain the property and client equipment through cleaning, inspecting, calibrating, diagnosing, repairing, and maintaining building HVAC and critical environment systems.
- Review monthly client service request summaries to pinpoint and correct recurrent operational problems.
- Evaluate vendors and suppliers on workmanship, competitive pricing, and response time.
- Record readings, conduct building rounds, inspect fire prevention and suppression equipment, and make necessary adjustments.
- Comply with policies for the safe storage, usage, and disposal of hazardous materials and refrigerant monitoring.
- Keep the base building, client and engineering spaces, critical environment, and mechanical rooms clean and organized.
- Perform periodic checks of tool and instrument inventory.
- Monitor the quality and pricing of maintenance work performed by outside contractors.
- Maintain and repair locks, locking mechanisms, closers, doors, and controllers.
- Maintain and document fire extinguishers, fire suppression systems, building alarm contacts, and other fire life safety systems.
- Maintain and repair single-phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, lighting control systems, and ballasts.
- Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, sump pumps, and kitchen equipment.
- Provide all other building maintenance, repair, and restorative procedures as directed.
- Prepare, prime, and paint building interior and exterior surfaces.
- Perform general handyman tasks to maintain buildings.
- Work effectively in a team structure and independently.
What We're Looking For
- High school diploma or GED.
- 5+ years of experience in construction, HVAC, building engineering, and critical environment systems.
- Experience with various hand tools and diagnostic equipment.
- A proven safety record and commitment to safe work practices.
- Ability to interpret engineering drawings and equipment manuals.
- Proficient computer skills including email, Word, Excel, and smartphones.
Nice to Have
- An HVAC, electrical trade, maintenance, or engineering license.
- Completion of trade school.
- A CFC Universal license.
- Experience with CMMS (Computerized Maintenance Management Systems).
