Brightspeed is seeking an experienced Corporate Real Estate Manager to lead our transaction management and lease administration efforts. In this role, you will develop a comprehensive knowledge of the company to enable strategic portfolio planning and work closely with internal teams and external brokers to manage our real estate footprint.
What You'll Do
- Lead strategic portfolio planning and tactical monetization, including identifying potential sales transactions and gaining leadership approval.
- Work with real estate brokers to market properties and negotiate purchase and sale agreements.
- Lead lease transaction execution, lease administration, landlord and tenant relationships, and lease payments.
- Create KPI and trend reports for portfolio monetization, lease activity, and budget adherence.
- Manage external service providers.
- Travel 25% to 35% to facilitate property sales and/or relocations.
What We're Looking For
- Bachelor’s degree or equivalent.
- 10+ years of experience (or equivalent) in a Corporate Real Estate environment managing transactions.
- Knowledge of principles, techniques, and laws involved in managing corporate real estate as applied to property and lease transactions.
- Prior experience leading project teams.
- Prior experience creating and understanding financial reports, resolving conflict, and working within multiple diverse software systems.
- Demonstrated leadership, communication, interpersonal relationship, and decision-making skills.
- Experience across a broad range of vendor, lease, and contract negotiations.
- Strong analytical skills and the ability to think strategically and critically.
- Demonstrated drive for continuous learning and improvement.
- Ability to productively partner and collaborate with others.
- Good understanding of corporate support functions (Legal, Risk Management, EHS, etc.) and how to leverage resources.
- Experience in managing budgets to positively impact margins and total cost performance of a large portfolio.
- Computer literacy including MS Word, Excel, PowerPoint, and Project software.
Nice to Have
- Degree preferably in Business, Finance, or Real Estate; or degree in Facilities Management, Architecture, Engineering, or Construction Management together with an MBA.
- Experience in a larger volume transaction group.
- Industry experience in Telecom, Utilities, or Rail Transportation.
- Familiarity with CoStar, SAP, and AutoCAD.
- Ability to learn proprietary software programs.
- Remote position in Eastern or Central time zones in states served by Brightspeed, and with access to a major airport.
Team & Environment
Reports to the Director, Real Estate. Works closely with real estate, finance, accounting, legal, supply chain, and field operations teams.
