Role Overview
As a Commercial Title Examiner, you will conduct thorough reviews of commercial property records to produce reliable title commitments and reports. Your work will focus on basic to moderately complex orders, ensuring all findings meet underwriting guidelines and legal standards.
Key Responsibilities
- Search and analyze commercial title records to prepare accurate title commitments and related documentation within established timeframes
- Respond to inquiries from members and resolve title concerns of moderate complexity
- Verify completeness and accuracy of property and tax data included in title packages
- Ensure all required maps and supporting documents are properly compiled for each search
- Confirm the appropriateness of the starter base date and inclusion of all relevant follow-up information
- Review and interpret documents, maps, and legal instruments obtained from property databases, tracing the chain of title from a defined start point
- Apply knowledge of commercial title practices and underwriting standards to identify potential title defects
- Use foundational to intermediate mapping skills to define accurate search boundaries
- Assemble search results into a clear and correct chain of title for commercial transactions
- Examine legal documents—including leases, liens, easements, and judgments—for validity based on ownership history and legal descriptions
- Prepare final title products with proper attachments of records and tax details
- Handle complex title examinations that demand advanced expertise
- Support the Searching Unit as needed to maintain workflow efficiency
Required Qualifications
- Familiarity with real property legal descriptions and document location methods
- Experience with real estate database systems used in title research
- Ability to extract and compile complete title abstracts following local practices
- Understanding of title insurance procedures, real estate law, and policies for issuing preliminary reports
- Proven ability to deliver accurate results under tight deadlines
- Strong organizational abilities and precision in documentation
- Minimum of two years of experience in the title industry
- Capacity to perform consistently in a fast-paced, production-driven setting
Preferred Work Arrangement
Candidates are strongly encouraged to work hybrid from a South Florida office. Fully remote options may be available for those with prior experience in Florida commercial title examination.
