About the Role
This role involves managing the day-to-day operation of building systems including HVAC, electrical, plumbing, and life safety equipment to ensure optimal functionality and compliance with regulations.
Responsibilities
- Monitor and control building systems such as heating, ventilation, air conditioning, and refrigeration
- Perform routine inspections of mechanical and electrical equipment
- Respond to service requests and troubleshoot system malfunctions
- Conduct preventive maintenance on critical infrastructure
- Maintain accurate logs and records of system performance
- Assist in energy management initiatives to improve efficiency
- Operate boilers, chillers, pumps, and associated equipment
- Follow safety protocols during equipment servicing and repairs
- Support emergency response procedures during power outages or system failures
- Coordinate with contractors and technicians during repair projects
- Ensure compliance with environmental, health, and safety standards
- Inspect fire protection and life safety systems regularly
- Adjust system settings based on seasonal and occupancy demands
- Document maintenance activities and work orders
- Assist in budget planning for equipment upgrades and replacements
- Maintain clean and organized mechanical spaces
- Respond to after-hours emergencies as part of on-call rotation
- Use building automation systems to monitor performance remotely
- Perform minor repairs on plumbing and electrical components
- Ensure proper ventilation and indoor air quality standards are met
- Follow lockout/tagout procedures during equipment servicing
- Report equipment deficiencies to management promptly
- Support sustainability goals through efficient operations
- Adhere to local building codes and regulatory requirements
- Communicate effectively with facility managers and tenants
