As a Title Examiner, you'll conduct thorough reviews of title records for cooperative properties throughout New York, including all five boroughs of NYC and surrounding counties. Working remotely, you’ll ensure title accuracy by analyzing public records, identifying defects, and preparing solutions that meet state-specific underwriting standards.
What You'll Do
- Examine title histories for co-op units, identifying issues such as missing satisfactions, open mortgages, or breaks in the chain of title
- Search and interpret records using ACRIS and various county land record systems, including Nassau, Suffolk, Westchester, and Rockland
- Review deeds, mortgages, CEMA agreements, and transfer documents specific to New York law
- Analyze proprietary leases, stock certificates, and managing agent paperwork tied to co-op ownership
- Conduct UCC and municipal lien searches to uncover encumbrances affecting property interests
- Investigate tax records, water and sewer liens, and ECB violations, particularly within New York City
- Prepare clear summaries and curative steps for underwriting and closing teams
- Apply New York-specific underwriting guidelines when evaluating title conditions
Requirements
- Minimum of four years of hands-on title examination experience in New York
- High School diploma or equivalent
- Proven ability to work independently in a remote setting with strong attention to detail
- Excellent written and verbal communication skills
Preferred Qualifications
- In-depth familiarity with ACRIS and county-level recording systems
- Experience handling co-op transactions and reviewing cooperative documentation
- Background in conducting UCC searches and resolving lien issues at both state and county levels
- Knowledge of NYC-specific municipal charges, including ECB violations and tax liens
