HF Sinclair Corporation is seeking a Right of Way Specialist to play a key role in securing and managing property rights for our pipelines and facilities. You will work remotely from either Artesia, NM or Midland, TX and operate independently, simultaneously managing multiple complex projects.
What You'll Do
- Lead major projects including new acquisitions and abandonments.
- Serve as the Subject Matter Expert for field projects, coordinating with local agencies such as city, county, state, DOT, and railroads.
- Negotiate highly complex easements and agreements on various property types.
- Analyze, prepare, review, and interpret land and right-of-way agreements, deeds, easements, leases, permits, and licenses.
- Complete due diligence and gap analysis to ensure sufficient property rights for pipeline operations.
- Partner with the ROW Manager and other departments on company projects and initiatives.
- Collaborate with leaders to create and complete project estimates.
- Research, analyze, and evaluate property rights and related issues.
- Respond to property inquiries and requests from internal and external customers.
- Negotiate directly with property owners, government agencies, and legal entities.
- Review and prepare documents including licenses, agreements, easements, permits, and renewals.
- Represent the company as the primary contact with interested parties.
- Manage data in company databases relating to acquired rights for facility placement.
- Track permitting timelines.
- Investigate and resolve disputes involving trespass, encroachments, and damage claims.
- Ensure easement documents are accurately captured in the right-of-way database.
What We're Looking For
- A minimum of 8 years of related Right of Way experience.
- A minimum of a Bachelor’s Degree or equivalent work experience in lieu of a degree.
- Technical expert in the area of right-of-way and property acquisition.
- Advanced ability to stay current with new technology, industry developments, and processes and apply knowledge analytically.
- Strong communication and interpersonal skills, with the ability to develop positive customer relationships, resolve disputes, and work effectively within a team.
- Advanced computer skills and knowledge of industry-specific software.
- Detail-oriented approach.
- Knowledge of right-of-way principles and federal, state, and agency permit requirements.
- Ability to understand and evaluate right-of-way, easement, and other property documents, legal descriptions, and maps.
- Strong research, analysis, and evaluation skills for gathering market data and assessing facility placement.
- Advanced reading and writing skills, with the ability to perform intermediate mathematical calculations.
- Ability to marshal, motivate, and manage project resources.
- Effective written and verbal communication skills.
- Valid state driver's license and proof of insurance.
- Ability to operate and drive all assigned company vehicles at standard insurance rates.

- A Bachelor's Degree in Real Estate, Business Administration, or a related field.
Team & Environment
You will report to the ROW Manager and collaborate closely with other department personnel on corporate projects and initiatives.

Work Mode
This is a remote position. Candidates must reside in or be willing to relocate to Artesia, New Mexico or Midland, Texas.
