AEI Consultants is seeking a Project Manager to join our Building Assessment division. In this role, you will be responsible for evaluating existing commercial properties and monitoring new construction or renovation projects, gaining exposure to all building types and systems. You'll deliver critical insights through detailed assessments and reports, supporting our clients' investment and management decisions.
What You'll Do
- Perform forensic assessment of major building systems and distressed conditions.
- Document site and building system conditions with photographs.
- Conduct interviews and research to gather property maintenance history.
- Make maintenance recommendations and develop probable cost estimates using established libraries.
- Write clear and concise condition and status reports using in-house templates.
- Conduct public records research on building, zoning, and fire code violations.
- Perform periodic site visits to monitor construction progress and review contractors’ payment requisitions.
- Observe general compliance of as-built conditions with contract drawings and specifications.
- Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions.
- Manage multiple projects simultaneously.
- Work as a team member, utilizing senior author review to refine reports before client delivery.
- Deliver outstanding client service with timely responses and proactive solutions.
What We're Looking For
- A Bachelor’s degree in Architecture, Engineering, or Construction Management.
- Previous experience in construction administration, construction management, architecture, engineering, or a similar field.
- Proficiency in Word, Excel, and Outlook.
- Advanced writing and communication skills.
- A personable demeanor with the ability to communicate effectively with people at all levels.
- Self-starter mentality, resourcefulness, and the ability to work productively and independently on multiple projects under strict deadlines with guidance from senior staff.
- Physical capability to manage stairs, work outside, and navigate building sites and interiors.
- Ability to occasionally climb two- and three-story ladders to access low-slope roofs.
Nice to Have
- Working knowledge of Property Condition Assessments, energy audits, and ADA audits.
- Experience performing Property Condition Assessments and writing technical reports.
- Knowledge and experience in assessing various property types.
- Knowledge of the entitlement/permitting process and construction delivery methods.
- Familiarity with construction best practices, general building codes, and various building types.
- Willingness to travel if necessary.
- A PE or RA license.
- Experience with Fannie Mae, Freddie Mac, or HUD guidelines and Property Needs Assessments.
