Horizon Outdoor Hospitality is hiring a Portfolio Revenue Manager to drive performance for a core group of outdoor hospitality properties. This remote role focuses on executing pricing strategies and optimizing calendars for a portfolio of 10–20 properties, translating booking trends into practical actions to improve revenue.
What You'll Do
- Execute weekly and seasonal pricing strategies across assigned properties, including RV site types and lodging units.
- Maintain and optimize rate calendars, including weekend/weekday pricing logic, minimum length of stay controls, holiday restrictions, and shoulder season pricing adjustments.
- Monitor booking trends and pickup pace to drive proactive rate decisions.
- Ensure premium site and unit pricing is applied consistently and optimally.
- Identify opportunities to improve ADR and occupancy without compromising guest experience.
- Maintain pacing reports and forward-looking occupancy projections by property.
- Provide occupancy-based forecasts and risk flags (soft weekends, underperforming periods, etc.).
- Support revenue leader in quarterly forecasting cycles and seasonal planning.
- Help the team understand booking window, LOS patterns, and demand cadence by market.
- Implement revenue updates in property systems such as Newbook, Campspot, K2, or comparable platforms.
- Ensure pricing, rules, inventory visibility, and restrictions are accurate and aligned with strategy.
- Troubleshoot issues such as rate inconsistencies, incorrect restrictions, or promo/calendar conflicts.
- Support revenue-related system cleanup to improve accuracy and reduce manual work.
- Work collaboratively with Operations and Onsite Teams to align revenue strategy with guest experience and staffing realities.
- Partner with Marketing to support promotional periods and ensure discounts are intentional and governed.
- Communicate rate strategy changes clearly and confidently, including the rationale behind decisions.
- Contribute to building revenue standards and rhythms (weekly pacing reviews, seasonal playbooks, templates).
- Help document revenue processes so execution is consistent and scalable.
- Improve speed and quality of revenue updates across the portfolio.
What We're Looking For
- 2–5 years of experience in revenue management, pricing, forecasting, or hospitality performance roles.
- Strong pricing judgment and comfort making calendar/rate adjustments.
- Advanced Excel or Google Sheets skills (pivot tables, lookups, pace tracking, trend reporting).
- Strong attention to detail and high ownership / accountability.
- Strong communication skills (ability to summarize performance and actions clearly).
Nice to Have
- Experience in outdoor hospitality (RV parks, campgrounds, glamping) or seasonal resort/hotel environments.
- Experience in a multi-property or regional revenue role.
- Familiarity with Campspot, Newbook, K2, RMS tools, or comparable systems.
- Comfort working with imperfect data while improving processes over time.
