The Nabo Group LLC is hiring a Portfolio Manager to provide comprehensive oversight for a portfolio of condominium and homeowner associations (HOAs). In this role, you will ensure the smooth operation and administration of communities in accordance with management agreements and policies.
What You'll Do
- Provide overall supervision of assigned communities and interact with homeowners, vendors, board members, and internal teams.
- Supervise the operation and administration of each Association in line with the management agreement, state statutes, and Association policies.
- Act as the primary liaison with Association Board of Directors and homeowners.
- Attend Board meetings per the management agreement and community events as needed.
- Ensure the Board is informed of any legal actions involving the Association.
- Prepare Board packages according to established time frames.
- Monitor corporate and client delinquency rates and the collections process for your portfolio.
- Approve all community invoices for payment.
- Review and provide accurate monthly financial reports.
- Prepare annual budgets, review community reserve studies, and maintain expenses within budget.
- Maintain unit and contract files relating to Association operations.
- Coordinate annual tax return filing with the community CPA.
- Oversee all capital improvement and replacement projects.
- Bid projects to multiple vendors using a standard RFP to ensure a consistent scope of work.
- Coordinate with maintenance staff to complete work orders and oversee contract vendors to ensure they meet obligations.
- Provide in-office administrative support.
What We're Looking For
- Minimum 3-5 years of experience managing HOAs/Condos.
- Professional customer service skills.
- Associate degree required.
- CMCA certification required to be obtained within 6 months of hire.
- Exceptional written and verbal communication skills with a polished, professional demeanor.
- Knowledge of communities, property management, and homeowner’s associations.
- Strong time management and prioritization skills.
Nice to Have
- Bachelor's degree preferred.
- Experience using property management software (CINC preferred).
- AMS certification preferred.

Work Mode
