About the Role

The Nabo Group LLC is hiring a Portfolio Manager to oversee the operations of a portfolio of Condominium and Homeowner Association communities. You will manage contracts, finances, and maintenance projects, serving as the key liaison between Boards of Directors, homeowners, vendors, and onsite staff.

What You'll Do

  • Provide overall supervision of assigned communities, interacting with homeowners, vendors, board members, and onsite staff.
  • Supervise Association operations according to the management agreement, state statutes, and Association policies.
  • Act as the primary liaison with the Association Board of Directors and homeowners.
  • Attend Board meetings per the management agreement and community events as needed.
  • Keep the Board informed of any legal actions involving the Association.
  • Prepare Board packages according to established time frames.
  • Monitor corporate and client delinquency rates and the collections process for your portfolio.
  • Approve all community invoices for payment.
  • Review and provide accurate monthly financial reports.
  • Prepare annual budgets, review community reserve studies, and maintain expenses within budget.
  • Maintain unit and contract files for Association operations.
  • Coordinate annual tax return filing with the community CPA.
  • Oversee all capital improvement and replacement projects.
  • Bid projects to multiple vendors using a standard RFP for a consistent scope of work.
  • Coordinate with maintenance staff to complete work orders and oversee contract vendors to ensure they meet obligations.

What We're Looking For

  • Minimum 3-5 years of experience managing HOA's/Condos.
  • Associate degree required.
  • CMCA certification is required to be obtained within 6 months of hire.
  • Professional customer service skills.
  • Exceptional written and verbal communication skills with a polished, professional demeanor.
  • Knowledge of communities, property, real estate, and homeowner’s associations.
  • Strong time management and prioritization skills.

Nice to Have

  • Bachelor's degree preferred.
  • AMS certification preferred.
  • Experience using property management software (CINC preferred).
