Responsibilities
- Perform regular custodial duties around the property and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
- Complete grounds work as directed by the Maintenance Manager or Community Manager, which may include picking up trash, cleaning dumpster areas, trash rooms, and trash chutes, blowing parking areas and sidewalks, removing debris, and power washing.
- Thoroughly clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
- Execute basic landscaping tasks, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
- Assist in preparing make-ready units, including removing trash from vacant apartments prior to make-ready.
- Operate equipment safely, including power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
- Assist in pool maintenance and understand basic pool care, such as chemical reading, chemical adjustments, backwashing, and pool cleaning.
- Ensure prompt response to emergency on-call and after-hours maintenance assignments.
- Complete work orders and maintenance tasks within 24 to 48 hours, updating records in the computer system, and address pending tasks with clear completion expectations.
- Perform repairs to maintain the community's aesthetics and structural integrity, ensuring any damage is promptly addressed.
- Ensure compliance with company and regulatory policies, including OSHA regulations and safety or environmental laws.
- Report supply needs to the Maintenance Manager or Community Manager and maintain shop organization.
Nice to Have
- High school diploma or GED.
- At least one year of experience in maintenance or a related field.
- General knowledge in a variety of skilled trades, including construction or installation, repair and maintenance, drywall, basic carpentry, and make-ready.
- A valid driver's license; candidates without a license will be provided a liability waiver as applicable.
