About the Role

MaxPeopleHR is looking for an Industrial Business Development Manager, Property Management to drive new business growth. This is a results-driven sales role focused on prospecting, solution selling, and building long-term client relationships within industrial, commercial, and property management sectors.

What You'll Do

  • Identify, target, and convert new property clients through cold-calling, industry events, referrals, and strategic networking.
  • Develop and execute quarterly territory and account strategies to build a strong, sustainable sales pipeline.
  • Collaborate with field service technicians and service management to assess client needs and recommend tailored solutions.
  • Prepare and deliver professional proposals for installations, parts, service contracts, and upgrades.
  • Negotiate contracts and close new business opportunities, achieving annual sales targets and ensuring profitability.
  • Build and maintain strong relationships with decision-makers as a trusted long-term partner.
  • Monitor market trends, competitor activities, and facility needs to inform sales strategy.
  • Collaborate with internal teams to ensure seamless project execution and high customer satisfaction.

What We're Looking For

  • 5+ years in B2B outside sales, business development, or new account acquisition.
  • Comfortable selling mechanical solutions, industrial doors, or loading dock systems.
  • Highly motivated, resilient, and persistent; thriving on cold outreach and building a pipeline from scratch.
  • Ability to create and execute territory plans, analyze opportunities, and forecast effectively.
  • Excellent communication, presentation, negotiation, and proposal-writing abilities.
  • Strong follow-through, organizational skills, and attention to detail.
  • Skilled in multitasking and managing multiple prospects simultaneously.
  • Proficient in Microsoft Office, CRM systems, and sales analytics.
  • Strong time-management and coordination skills.
  • Valid driver’s license and clean driving record.
  • Willingness to travel throughout Southern Ontario for client visits.
  • Ability to work across client sites, manufacturing plants, and home/office-based planning.

Nice to Have

  • Experience preferably in property management, mechanical, or building-materials sectors.
  • Prior experience with maintenance programs or aftermarket sales.

Work Mode
