M&T Bank is looking for a Foreclosure Specialist II to manage the foreclosure process for an assigned portfolio of mortgage loans, including contested foreclosures or other litigation. You will ensure foreclosures are completed timely according to investor guidelines and provide critical administrative support.
What You'll Do
- Monitor the foreclosure action from referral to post-foreclosure, managing issues, holds, and required research.
- Communicate with foreclosure attorneys to understand, minimize, and avoid delays, resolving simple contested actions and title issues.
- Provide status updates to investors and assemble documentation for audit requests.
- Generate scheduled and ad hoc reports, including monthly scorecard, exception, and workflow tracking reports.
- Ensure investor deadlines are met, including FHA 1st legal and FHA eviction 1st legal deadlines.
- Prepare bidding instructions per investor guidelines and ensure proper bidding for sales where M&T’s lien is not in first position.
- Review VA appraiser invoices for payment, obtaining W-9s and submitting invoices.
- Perform initial review of foreclosure or simple contested litigation documents, gathering backup for Tier 2 Reviewer.
- Review equity position and prepare equity analysis for potential charge off.
- Provide sale results to investors, MI companies, and other parties, updating systems accordingly.
- Work with attorneys to ensure proper reporting of foreclosure status to investors.
- Manage assigned tasks to hold, close, or proceed with foreclosure within required service level agreements.
- Complete daily Sale Result QC for the Foreclosure team and manage team email boxes.
- Receive, review, and distribute legal mail pertaining to residential property to avoid risk, working with counsel.
- Request checks for disbursement of bid deposits, senior lien payoffs, and settlements.
- Adhere to compliance and operational risk controls per Company and regulatory standards.
- Maintain M&T internal control standards, implementing audit points and addressing regulatory issues.

- Complete other related duties as assigned.
What We're Looking For
- A combined 3 years’ higher education and/or work experience, including a minimum of 1 year in Default Servicing (e.g., Collections, REO, Loss Mitigation).
- Working knowledge of word processing and spreadsheet software.
- Strong written and verbal communication skills.
- Detail-oriented approach with strong analytical and problem-solving skills.
- Motivated team player with a positive and friendly attitude.
Nice to Have
- 3 years’ Default Servicing related field experience (e.g., Collections, REO, Loss Mitigation).
- Proven ability to work effectively in a team environment.
- Knowledge of bank and departmental systems.
- Understanding of mortgage products including home equity loans and lines of credit.
- Experience reading and comprehending the contents of legal documents.

Benefits & Compensation
- Compensation: $20.55 - $34.25 Hourly (USD)
