What You'll Do
Oversee end-to-end operations and maintenance for a diverse portfolio of buildings, including production facilities, offices, and support structures. Conduct thorough evaluations of building conditions using tools such as infrared thermal imaging to identify vulnerabilities in envelopes, structural components, and critical junctions.
Lead investigations into water intrusion issues, pinpointing sources in roofs, façades, windows, and expansion joints. Design and execute both immediate repairs and long-term waterproofing strategies to prevent recurrence. Develop and manage routine inspection schedules to maintain building integrity and support digital recordkeeping.
Supervise the ongoing maintenance of elevator systems, coordinate third-party service providers, and verify adherence to biweekly, quarterly, and annual service plans. Monitor response times for faults and ensure compliance with statutory inspection requirements. Contribute to technical reviews for system upgrades and modernization projects.
Evaluate signs of structural aging, including concrete degradation, rebar corrosion, spalling surfaces, and foundation shifts. Formulate preventive maintenance or rehabilitation plans to extend service life and ensure safety. Support small-scale renovation initiatives focused on functionality, durability, and energy efficiency.
Review construction documentation to verify alignment with safety, performance, and durability standards. Maintain detailed facility health records, including repair logs, inspection results, and material usage. Work closely with electrical, mechanical, fire safety, and HVAC teams to ensure integrated system performance. Uphold clean, organized, and 5S-compliant workspaces across maintenance zones.
Requirements
Must hold a valid Low Voltage Electrician Operation Certificate. Proven experience managing maintenance operations in foreign-invested industrial parks or high-specification R&D and manufacturing facilities. Demonstrated expertise in diagnosing and resolving persistent building leaks, managing aging infrastructure, and coordinating elevator system maintenance.
Strong practical knowledge in civil engineering principles and field execution is essential. Ability to interpret architectural and structural drawings, including as-built documentation. Proficiency in identifying root causes of water infiltration and applying systematic repair methodologies. Familiarity with common waterproofing materials such as TPO, SBS, polyurethane, and JS coatings, including their application techniques.
Understanding of concrete durability, corrosion protection for metal components, and fundamental principles of structural reinforcement. Knowledge of elevator system architecture, operational workflows, and compliance with national regulations like the Special Equipment Safety Law. Skilled in managing third-party maintenance quality and service performance.
