INCA – Insurance Core Automation is looking for a Development Manager Neubau Gewerbehallen (m/w/d) to build and lead our new construction portfolio. Based in Berlin, you will be responsible for the conception and implementation of commercial halls across Germany, including individual projects with investment volumes up to €10 million. A key aspect will be developing a modular 'Sirius-Gewerbehalle' with a standard construction description and high recognition value.
What You'll Do
- Densify vacant development land through new construction, including commercial halls.
- Manage and take responsibility for complex special projects within the existing portfolio.
- Demonstrate value-add potential while adhering to defined return on investment targets.
- Take overall responsibility as the developer for the conception and implementation of a nationwide portfolio of new commercial halls, with individual projects up to €10 million.
- Develop a modular 'Sirius-Gewerbehalle' with a standard construction description and high recognition value.
- Certify commercial halls in-use according to BREEAM, considering ESG aspects.
- Develop roadmaps from the initial idea through to completion and handover to the tenant.
- Build and lead an external team of architects and specialist engineers.
- Manage and monitor project planning and realization (scheduling, technical, commercial).
- Steer multiple projects simultaneously in various phases at different locations.
- Establish and maintain contacts with local authorities, agencies & regionally operating project partners.
- Conduct tender negotiations independently.
What We're Looking For
- Expert in commercial hall new construction with a team player mentality and a strong desire to create something new.
- Professional experience in commercial hall new construction as a project manager.
- Very good knowledge of HOAI and VOB, as well as MS Excel.
- Very good knowledge of building law (official building application/approval procedures).
- Good knowledge of structural fire protection.
- Entrepreneurial thinking and action, high self-initiative.
- Strong sense of responsibility, working on the front line.
- Negotiation skills, assertiveness, and decision-making ability.
- Good written and spoken English skills.

- Professional experience ideally also related to innovative usage concepts like Selfstorage.

Work Mode
This role is based nationwide with a seat in Berlin. You will manage projects across Germany with the flexibility to travel as needed.
