JLL is hiring a Cost Lead to manage all commercial and cost control aspects of construction projects from pre-design to completion. You will act as the primary cost expert, ensuring projects meet client requirements, target profits, and quality standards.
What You'll Do
- Assemble and lead various project teams, monitor performance, and define project objectives.
- Set up clear project cost plans and allocate budget to meet target profits.
- Develop monthly reports, attend project meetings, and carry out contract administration.
- Understand, collect, and deliver client requirements.
- Assist with scheduling, value engineering, and design change management.
- Support procurement, variation order management, and finalize commercials with vendors.
- Prepare BOQs, Quantity Surveys, Cost Analysis, and perform benchmarking.
- Implement and maintain cost control systems to track budgets, commitments, expenditures, and forecasts.
- Prepare and review cost estimates and schedules for medium-complexity projects.
- Provide cost information to support decision-making and alternative selection.
- Evaluate contractor invoices prior to submission into client finance systems.
- Utilize information from SAP or similar ERP systems for cost reporting and validation.
- Evaluate and analyze bids, provide recommendations, forecasts, and cash flow analysis.
- Maintain the cost report and provide regular updates on financial position.
- Assist in the development and maintenance of the project schedule and reporting tracking tools.
- Support the coordination of the Change Management process.
- Build intricate spreadsheets for fast and accurate data manipulation of large data sets.
- Extract, transform, and reconcile data from several sources to ensure accuracy and a clean audit trail.
- Pre-Contract: Develop cost plans through the design phase, provide commercial input to value engineering, and lead negotiations.
- Post-Contract: Perform quantity surveying, cost controls, and change management; manage post-contract variances; produce monthly reports; and ensure final accounts are negotiated.
What We're Looking For
- A degree in a relevant property-related discipline.
- An established professional within design, construction, and cost management.
- A proven track record in profit planning, business development, networking, and marketing.
- Strong communication skills.
- A strong grasp of written and spoken English.
