Concordia Wireless is seeking a Site Acquisition Specialist I to support our ongoing network expansion. This role provides a foundation to learn and manage wireless sites from the initial search phase through real estate completion, handling zoning, permitting, and landlord coordination. While the position is fully remote, we have a preference for candidates located in IL, IN, WI, MI, or MN.
What You'll Do
- Manage new build sites, cell site decommissions, and relocations from search ring to real estate completion.
- Manage modification sites from site audit to real estate completion.
- Attend weekly meetings with internal departments and external vendors to evaluate progress and provide guidance on anticipated issues.
- Perform preliminary candidate searches and prepare information packages for leasing, permitting, land use, and constructability.
- Review contracts to optimize costs and identify opportunities for more favorable customer terms.
- Verify zoning and permitting processes with jurisdictional personnel.
- Interface with municipalities to streamline zoning and permitting processes.
- Prepare zoning and permitting applications.
- Obtain required municipal, state, and county right-of-way land use approvals.
- Prepare collocation applications and manage the collocation process to completion.
- Coordinate required surveys, environmental reports, structural analysis, regulatory reports, lease exhibits, and construction drawings.
- Support, record, and maintain project tasks and milestones in management tracking systems.
- Work with legal and the customer on lease terms and business term approvals.
- Coordinate, schedule, and attend site walks and design visits.
- Obtain landlord approval on construction drawings and zoning/permitting applications.
What We're Looking For
- Bachelor’s Degree in Urban Planning or a similar field with an interest in land use.
- 1+ years of experience in a professional office setting.
- Skilled in utilizing Microsoft Outlook, Word, and Excel.
- Knowledgeable in GIS maps and codes; academic work with ArcGIS is acceptable.
- Excellent verbal and written communication skills.
Nice to Have
- Experience working with jurisdictions or municipalities.
- Knowledge of real estate fundamentals along with zoning and permitting experience.
