Jones Lang LaSalle (JLL) is looking for an Assistant Cost Lead to ensure the success of our projects from pre-design to completion. In this role, you will work directly with cost managers to deliver comprehensive cost management, client relationship management, and leadership for both pre-contract and post-contract activities.
What You'll Do
- Assemble and lead project teams, monitor performance, and establish organizational structures.
- Set up clear project cost plans, allocate budgets, and attend required project meetings.
- Develop monthly reports, carry out contract administration, and oversee negotiations and quality control.
- Understand and deliver client requirements, assisting with scheduling, value engineering, and design change management.
- Assist the contract manager in procurement and variation order (VO) management.
- Support the construction manager with installation, site inspection, and contractor management.
- Prepare Bills of Quantities (BOQs), Quantity Surveys, Quantity Take Offs, and Cost Analysis for line items.
- Perform benchmarking and review & standardization of specifications.
- Handle procurement from a cost perspective, finalize commercials with vendors, and manage rate contracts.
- Implement and maintain cost control systems to track budgets, commitments, expenditures, and forecasts.
- Provide cost information for decision-making and evaluate contractor invoices for pre-approval.
- Utilize SAP or similar systems for cost reporting and validation of spending.
- Evaluate and analyze bids, provide recommendations, and create forecasts and cash flow analysis.
- Maintain the cost report, provide regular financial updates, and assist in project schedule development.
- Develop reporting tracking tools, generate cost reports, and evaluate earned value.
- Support the Change Management process and build intricate spreadsheets for data manipulation.
- Extract and reconcile data from several sources to ensure accuracy and a clean audit trail.
- Develop cost plans and estimates through design phases and provide commercial input for value engineering.
- Review contractor/subcontractor pricing and lead negotiations on behalf of the client.
- Perform quantity surveying, cost controls, and change management post-contract.
- Manage post-contract cost variances and change control processes effectively.
- Manage cost auditing and valuation work, ensuring a robust cost validation process.
- Produce monthly cost reports for the client and ensure timely negotiation and agreement of final accounts.
- Compile as-built cost estimate records for benchmarking.
What We're Looking For
- Degree in a relevant property-related discipline.
- Proven track record in profit planning, business development, networking, and marketing.
- Established professional within design, construction, and cost management.
- Strong written and spoken English communication skills.
- Sound technical knowledge on Civil / MEP aspects as applicable.
Technical Stack
- SAP or similar cost management and reporting systems.
Team & Environment
You will work side-by-side with a cost manager or senior cost manager, reporting directly to them.
