Enterprise is seeking an Asset Resolution Analyst to join our Asset Resolution team. In this role, you will be responsible for producing high-level reporting and managing centralized data, ensuring Directors have the necessary insights to manage risk. You will support the team in evaluating property financial performance, strategic planning with partners, and identifying key risks.
What You'll Do
- Assist with the collection of Financial Statements on properties.
- Follow-up on occupancy information.
- Research LPA requirements like guarantee requirements.
- Prepare and collect non-disclosure agreements.
- Manage share files for due diligence from prospective GP candidates and establish due diligence folders for partnerships.
- Coordinate meetings as needed.
- Collect and track due diligence from prospective GPs.
- Track status of loan closing or legal documents and help obtain signatures.
- Complete ad hoc financial analysis and run cash flow models.
- Collect and respond to ad hoc partner and investor reporting requests.
- Assist with completing various local regulatory forms for partnerships, such as Annual Owner’s Certificates and State registrations.
- Assist in coordinating communication and documentation between internal and external stakeholders.
- Conduct ad hoc research requests, such as researching warranties or obtaining vendor quotes.
- Track insurance deadlines and assist with renewals and application completion.
- Assist with Workout Committee and Board reports.
- Assist with project performance reporting, including editing and setting up folders.
- Assist with filing all completed documents in EPIC and help maintain EPIC pages like the Workout Page and REO page.
- Help manage Workout Committee meetings, approvals, follow-up, and tracking PPR approvals.
- Assist with ensuring all audits are completed.
- Assist with preparing REO notices for property entry and exit.
- Track completion of compliance issues, such as on 8823s, for workout or REO properties.
- Help track rent increases.
- Assist with applying for grants and loans as needed.
- Prepare construction draws as needed.
What We're Looking For
- A Bachelor’s degree or equivalent is required.
- 3-5+ years of experience with real estate, housing programs, finance, accounting, law, and/or property management.
- Strong financial analysis skills.
- Familiarity with loan documents, partnership agreements, contracts, and other legal documents.
- Knowledge of real estate with strong problem solving and negotiating skills.
- Strong Excel and Database skills.
- Ability to work evening and weekend hours during peak periods.
- Strong organizational and interpersonal skills.
- Ability to work within a team environment and manage competing priorities in a fast-paced setting.
- Ability to establish and maintain solid working relationships with internal and external customers.
- A valid driver’s license is required.
- Ability to climb stairs offsite at project sites.
- Ability to work in varying environmental conditions at project sites, including outdoor weather, dirt, dust, and other construction work site hazards.
