This role is responsible for maintaining and optimizing workplace operations across various sites, ensuring all facilities function efficiently and meet regulatory standards. The specialist manages preventive and corrective maintenance workflows, oversees vendor coordination, and maintains accurate records for all work activities.
What You'll Do
- Execute and track preventive maintenance tasks on schedule, improving operational efficiency through consistent process improvements.
- Respond to and resolve facility work orders promptly, ensuring timely communication and resolution for all occupants.
- Conduct routine inspections and compliance audits to verify systems are functioning properly and safely.
- Support the operation of integrated building systems, including HVAC automation and fire life safety, ensuring reliability and performance.
- Assist in diagnosing and resolving infrastructure issues, identifying root causes and implementing corrective actions.
- Collaborate with internal teams during construction and system upgrades, contributing to design reviews and training sessions.
- Generate system performance reports using Building Management Systems, analyzing trends in temperature, humidity, and equipment status.
- Coordinate with technicians and dispatchers to assign and track service requests through Zendesk.
- Manage tenant alteration processes in alignment with landlord requirements and internal policies.
- Lead independent initiatives and deliver detailed reports on operational metrics and improvements.
Requirements
- EPA 608 Certification is required.
- Experience with Building Management Systems (BMS) and Building Automation Systems (BAS).
- Working knowledge of Computerized Maintenance Management Systems, preferably Maximo.
- Strong understanding of mechanical, electrical, plumbing, and fire life safety systems.
- Proficiency in G-Suite tools and digital work order platforms.
- Excellent organizational and time management abilities, with a history of meeting deadlines.
- Flexibility to work non-standard hours, including shifts from Tuesday to Saturday, due to 24/7 operational needs.
- Availability for on-call duties and emergency response situations.
Preferred Qualifications
- BOMI or BOMA certification is a plus.
- Hold or eligible to obtain a Type L License.
