Role Overview
This position supports the ongoing expansion of Netflix’s global workplace network by overseeing facility operations across various sites. The ideal candidate is a detail-oriented professional who ensures reliable, compliant, and efficient functioning of physical workspaces through proactive maintenance, system monitoring, and coordination with internal teams and vendors.
Key Responsibilities
- Execute and track preventative maintenance schedules, ensuring all procedures are completed on time and documented accurately.
- Manage work orders and service requests from facility occupants, coordinating timely responses and follow-ups through internal systems.
- Conduct routine inspections and compliance audits to verify operational standards and identify areas for improvement.
- Support the operation and integration of critical building systems, including HVAC automation, Fire Life Safety (FLS), and other connected infrastructure.
- Respond to infrastructure disruptions by assessing root causes, implementing corrective actions, and minimizing operational impact.
- Assist in onboarding new employees by coordinating training, vendor access, and workspace setup.
- Participate in construction walkthroughs and system commissioning, working closely with design and construction teams during facility expansions or upgrades.
- Develop and maintain compliance programs that align with environmental, health, and safety regulations.
- Collaborate with global EHS teams to uphold safety standards and regulatory requirements.
- Partner with cross-functional teams including IT, Security, Audio Visual, Events, and Workplace Experience to support daily operations and special projects.
- Lead independent initiatives and generate detailed reports on system performance, energy usage, and operational trends.
- Monitor Building and Energy Management Systems to detect anomalies in temperature, humidity, and equipment status.
- Identify recurring issues and lead troubleshooting efforts to resolve underlying problems.
- Process tenant alteration requests in accordance with landlord guidelines and coordinate technician assignments via ticketing systems.
- Manage technician schedules and adapt to shift changes as needed to support 24/7 operations.
Qualifications
- EPA 608 Certification is required.
- Proven experience with Building Management Systems (BMS) and Building Automation Systems (BAS).
- Strong organizational abilities with a focus on task completion and follow-through.
- Familiarity with mechanical, electrical, plumbing, and fire safety systems.
- Working knowledge of Computerized Maintenance Management Systems (CMMS), particularly Maximo.
- Proficiency in G-Suite applications and time management, with a history of meeting deadlines.
- Willingness to support team goals and adapt to changing priorities.
- Flexibility to work non-standard hours, including shifts from Tuesday to Saturday, to support continuous operations.
- Availability for on-call duties and emergency response as required.
Preferred Qualifications
- BOMI or BOMA certification is a plus.
- Hold a Type L License (if applicable).
Technical Environment
Tools and systems used include Building Management Systems (BMS), Building Automation Systems (BAS), CMMS platforms like Maximo, G-Suite, Zendesk for ticketing, and integrated controls for HVAC, FLS, and other facility systems.
Work Mode
This is an onsite role based in the Los Angeles area, including Hollywood and Burbank. The position requires regular travel between sites and flexible scheduling to support operations across shifts.
Compensation & Benefits
Compensation includes an annual salary ranging from $50,000 to $190,000, with the option to allocate part of the package to stock options. There are no performance bonuses. Full-time hourly employees receive 35 days of paid time off annually, covering vacation, holidays, and sick leave. Salaried employees have immediate access to flexible time off.
