Responsibilities
- Review mortgage applications thoroughly to confirm all required documents are submitted
- Validate applicant details including income, employment, credit history, and asset information
- Assess credit reports and scores to determine applicant creditworthiness
- Determine whether applicants meet established lending criteria for approval
- Evaluate financial risk based on each applicant's financial background
- Calculate debt-to-income ratios to assess repayment capacity
- Analyze loan-to-value ratios using property valuation and down payment data
- Ensure all loans comply with federal, state, and internal policy requirements
- Stay current on evolving mortgage regulations and underwriting standards
- Identify and report potential fraud or misrepresentation in applications
- Communicate with loan officers, borrowers, and stakeholders to resolve discrepancies or request missing information
- Maintain accurate and organized records of all loan documentation
- Make sound decisions on loan recommendations, conditional approvals, or denials
- Issue specific conditions or requirements necessary for loan approval
- Coordinate with processing and closing teams to support timely loan fulfillment
- Provide guidance to loan officers on underwriting standards and decision rationale
