Lincoln Property Company is hiring a Property Manager to lead all aspects of a single asset or portfolio of commercial, industrial, and/or retail properties. You will coordinate all marketing, operations, and financial activities in accordance with client and company requirements.
What You'll Do
- Ensure services align with policies, procedures, regulations, contractual obligations, and standards.
- Coordinate and lead daily and long-term team activities, establishing work schedules and assigning tasks.
- Direct, review, and approve vendor invoice payments and other accounting activities.
- Direct the preparation and delivery of timely monthly reports and annual operating and capital budgets.
- Prepare and submit tenant rent and Common Area Maintenance (CAM) or escalation recovery charges.
- Maintain oversight of contracts impacting financial performance and report on expirations and covenants.
- Coordinate lease administration activities, providing final approval on lease setups and changes.
- Coordinate tenant move-ins and move-outs, maintaining vacant spaces in 'tour ready' condition.
- Respond to tenant needs promptly and implement a tenant care program to maximize retention.
- Direct sourcing and procurement, deliver bid analysis to clients, and manage vendor service quality.
- Proactively collect rent and other charges and report accounts receivable status to clients.
- Ensure monthly property inspections are performed and recommend alterations and maintenance.
- Document plans for emergency response and coordinate drills and required training.
- Act as the primary contact with property owners, serving as Owner Representative.
What We're Looking For
- A minimum of 3-5 years of related experience and/or training, or an equivalent combination.
- Real Estate License where mandatory by local regulation.
- Intermediate to advanced skills with Microsoft Office Suite, including Microsoft Excel.
- Excellent written and verbal communication skills.
- Advanced knowledge of financial terms and principles.
- Ability to comprehend, analyze, and interpret complex documents and problems.
- A proven track record for delivering excellent internal and external customer service.
- Strong organizational skills with an inquisitive and entrepreneurial mindset.
- Ability to travel daily to assigned properties as necessary.
- Ability to work after hours, weekends, holidays, and during emergency situations.
- Ability to read and write English to understand manuals and write reports.
- Ability to sit, stand, and walk for long periods of time.
- Manual dexterity to operate a computer keyboard, phone, and other office equipment.
- Eyesight to read computer screens, phone screens, and reports.
- Hearing to understand spoken words.
- Ability to lift and carry up to 20 lbs.
Nice to Have
- A Bachelor's degree (BA/BS).
- Experience with commercial office, retail, and/or industrial properties.
- CPM or RPA professional designation or candidacy.
- Knowledge of Yardi or MRI and Kardin.
