Ross Stores, Inc. is hiring a Lease Auditor

About the Role

Ross Stores, Inc. is looking for a Lease Auditor to accurately and timely enforce all lease provisions between Ross and its Landlords. You will ensure compliance, manage reconciliations, and act as a key liaison, contributing directly to meeting departmental goals.

What You'll Do

  • Review Landlord co-tenancy reports to determine if lease requirements are met, draft claim letters, and calculate and pay Substitute Rent for violations.
  • Analyze Landlord CAM, Real Estate Tax, and Insurance reconciliations. Perform desktop audits and negotiate to resolve conflicts.
  • Tie out Landlord receivable balances by isolating overcharges, audit claims, misapplied checks, and unpaid charges.
  • Contribute to proprietary lease audit software (PD Sitelink) enhancements and lead user acceptance testing.
  • Act as the primary contact for Landlords on all matters concerning CAM, Real Estate Taxes, and Insurance, maintaining good working relationships.
  • Review, respond to, and leverage estoppel/waiver requests.
  • Review Capital Expenditure Requests (CER) to determine if notice to the Landlord is required.
  • Review Landlord default allegations, prepare draft responses and executive summaries for internal review.
  • Handle other assigned projects.

What We're Looking For

  • A BA degree or equivalent 3 years of Property Management experience in a retail environment.
  • Ability to understand legal terminology, interpret Lease clauses, and verbally discuss issues with Landlord agents.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills and a detail-oriented approach.
  • A multi-task oriented self-starter.

Nice to Have

  • Property accounting experience.
  • Strong PC skills.

Benefits & Compensation

  • Salary: $60,000 – $97,450
