Role Overview

As a Mortgage Disclosure Specialist II, you will manage the preparation and delivery of key loan disclosures during the mortgage origination cycle. Your work ensures compliance with federal and state lending regulations, including RESPA, TILA, TRID, and others, while supporting a clear and transparent process for borrowers.

Key Responsibilities

  • Generate and distribute initial and revised disclosures within mandated timeframes
  • Ensure all signed disclosure documents are properly filed in the digital loan folder using Encompass
  • Conduct post-closing reviews to verify file completeness and regulatory adherence
  • Track and report daily disclosure deadlines to loan originators
  • Request tax transcript documentation as needed
  • Follow all internal policies, security protocols, and regulatory standards

Qualifications

Applicants must have a high school diploma or equivalent and at least two years of experience in mortgage loan processing. A combination of relevant education and hands-on experience may be considered.

Preferred candidates will have:

  • Working knowledge of mortgage disclosure forms, TRID rules, and closing workflows
  • Experience analyzing loan fees and ensuring regulatory accuracy
  • Strong organizational and time management skills
  • Clear, professional communication abilities
  • Proficiency with MS Office and lending platforms
  • Ability to quickly learn new software systems
  • Basic understanding of accounting principles
  • High accuracy when handling sensitive data
  • Solid judgment and discretion in confidential matters
  • Familiarity with federal and state real estate lending laws

Technical Environment

This role uses Encompass for loan file management, along with standard MS Office applications and other lending-specific software tools.

Work Environment

This is an onsite position requiring daily presence at the assigned location.

Compensation and Benefits

Pay range is $24.63 to $33.32 per hour, with potential for annual incentives. Benefits include medical, dental, and vision coverage; short- and long-term disability insurance; life insurance; paid time off; 11 paid holidays; 401(k) with up to 4% employer match; and tuition reimbursement.
