About the Role

The Morgan Group is hiring a Leasing Consultant to join our community team. In this role, you will be responsible for leasing apartments, providing excellent customer service to residents, and performing key administrative duties that contribute to resident retention and community marketing.

What You'll Do

  • Greet and qualify prospects, covering all criteria and documenting all visits.
  • Demonstrate the community and apartments, apply product knowledge to client needs, and close sales.
  • Provide electronic quotes, assist with the online application process, and disclose all upfront leasing fees and approval requirements.
  • Update the availability report, process applications for approvals, and submit them to the Community Manager.
  • Ensure apartments are ready for move-in and follow up with prospects who did not close.
  • Provide Welcome Letters and Move-In Instructions to approved applicants and ensure all lease paperwork is signed electronically.
  • Assist in monitoring renewals and distributing renewal notices.
  • Monitor advertising effectiveness and gather information on market competition.
  • Accept rental payments and maintain accurate monthly commission records for leases and renewals.
  • Type leases, complete paperwork, and input information into the Property Management System accurately and timely.
  • Upload documents to resident profiles, maintain contact information, and document all relevant conversations.
  • Maintain and record daily community inspections.
  • Distribute important communications and notices to residents through the property app.
  • Receive telephone calls and in-person visits, listen to resident requests, concerns, and comments.
  • Complete maintenance Service Requests quickly, inform the maintenance team, and answer resident questions.
  • Maintain open communication with the Property Manager and Maintenance Supervisor.
  • Contribute to the cleanliness and curb appeal of the community.
  • Assist in planning and attend resident functions as directed.
  • Participate in regular outreach marketing activities to obtain prospective residents.
  • Assist in placing and updating banners, signs, flags, and distributing newsletters and flyers.
  • Conduct market surveys and shop competitive communities.
  • Assist the management team with other various tasks as required and consistently implement community policies.

What We're Looking For

  • High School Diploma or better.
  • Fair Housing Certification or willingness to obtain it prior to interacting with prospects.
  • Ability to work a flexible schedule, including evenings and weekends.
  • Two (2) years of relevant customer service experience.
  • Experience in sales or customer service (or equivalent).
  • Proficient user of email, Internet (specifically social media), and web-based applications.
  • Ability to interact professionally with co-workers, supervisors, guests, vendors, contractors, and the public.
  • Above average organizational and verbal skills.
  • Ability to accurately perform basic mathematical functions.
  • Strong customer service and marketing skills.
  • Demonstrated ability to support and contribute to a community team.
  • Strong oral, written, and electronic communication skills.
  • Ability to operate telephone, Ipad, computer/keyboard, Microsoft Office (Word and Outlook), community software, resident portal/app, and Social Media Platforms.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Commitment to complete all required training and comply with new or existing laws.
  • Neat, clean, and professional appearance at all times.
  • Willingness to comply with expectations as demonstrated in the employee handbook.
  • Ability to diffuse and respond to customer concerns to avoid escalation.
  • Ability to successfully pass a drug test.

Nice to Have

  • Associates Degree or better, Bachelor's Degree or better.
  • Experience in the property management industry.

Team & Environment

You will work with the Community Manager, Assistant Community Manager, Maintenance Supervisor, and the broader community team, reporting directly to the Community Manager.
