Revaya is hiring an Assistant Property Manager / Bookkeeper to play a pivotal role in our daily financial and property operations. You'll support a fast-growing founder/CEO by taking ownership of bookkeeping tasks and managing tenant and vendor relations, requiring a blend of accounting precision and property management coordination.
What You'll Do
- Perform daily and monthly bank reconciliations on AppFolio and QuickBooks for all entities
- Manage inbound calls and route them appropriately to management, leasing agents, and maintenance
- Handle and coordinate all maintenance requests
- Order materials and coordinate between general contractors and sub-contractors
- Manage web-based marketing sources and property photographs to generate leads
- Guide potential tenants through current offerings and direct them to scheduling platforms
- Provide virtual support for scheduling showings and conveying pricing
- Resolve tenant issues, troubleshoot problems, and escalate complex cases as necessary
- Maintain detailed records of tenant interactions, feedback, and resolutions
- Start and stop utility services as needed, handling all billing and payments online with LADWP and SOCAL GAS
- Process invoices via management software
- Draft various notices as required
- Act as a general administrative assistant to help manage tenants, vendors, and in-house tasks
- Perform general office management, including supply orders and ownership errands
- Conduct market rent research to ensure pricing aligns with the market
- Locate and research potential new property acquisitions
- Manage contact lists, calendars, and appointments
- Prepare tasks and reminders for the team and follow up as needed
- Source vendors for procurement and manage dealings with utility companies
What We're Looking For
- Proficient in bookkeeping using AppFolio and QuickBooks
- Strong written and verbal communication skills
- Ability to analyze and resolve customer issues effectively and efficiently
- Comfortable using various property management systems and other Google/Microsoft products
- Ability to prioritize tasks and manage time effectively to meet service level agreements
- Ability to adapt to changing processes and procedures in a dynamic work environment
- Knowledge of customer relationship management principles
