Responsibilities
- Handle leasing activities, marketing initiatives, and build strong resident relationships within the property community.
- Deliver consistently high-quality customer service in all interactions.
- Welcome and assess potential residents to determine suitability and interest.
- Document all phone and in-person inquiries using guest cards.
- Evaluate model units and available apartments ready for occupancy, reporting maintenance or upgrade needs to the Community Manager.
- Tour the community and model units, applying knowledge of features and benefits to meet prospect needs and finalize leases.
- Guide prospects through application completion and collect deposits following company and Fair Housing guidelines.
- Update apartment availability and submit applications for approval processing.
- Ensure units are prepared and ready for new residents by their scheduled move-in date.
- Promptly follow up with prospects who did not lease to encourage conversion.
- Refer interested parties to other nearby properties if current availability does not meet their needs.
- Obtain required signatures from new residents on all necessary documents before move-in.
- Onboard new residents by orienting them to community policies, amenities, and procedures.
- Support the tracking of lease renewals and resident retention efforts.
- Send out renewal notices and follow up with residents as needed.
- Process rental payments from residents in a timely and accurate manner.
- Prepare lease agreements and complete all related documentation, ensuring correct and prompt data entry into the Yardi system.
- Keep resident records current and accurately maintained.
- Distribute official notices from the company or property management to residents.
- Maintain precise monthly records of leased and renewed units for commission and bonus calculations.
- Support the management team with additional duties as assigned.
- Enforce community policies consistently across all resident interactions.
- Respond to all incoming calls and in-person visits promptly.
- Listen attentively to resident feedback, concerns, and suggestions.
- Quickly log and communicate maintenance requests to the maintenance team for resolution.
