Responsibilities
- Lead evaluations of design feasibility during schematic, design development, and construction documentation phases, providing written input on material choices, methods, sequencing, and site logistics impacts.
- Guide design and project management teams on balancing cost, construction speed, and safety throughout design evolution.
- Collaborate with estimators to assess how design changes affect schedule, logistics, and cost, ensuring alignment with budget and delivery timelines.
- Manage the full request-for-proposal process, including bid package creation, scope definition, trade partner prequalification, pre-bid meetings, addenda distribution, bidder inquiries, bid comparison, and procurement recommendations.
- Establish well-defined, coordinated scopes of work with project management, estimating, and design teams to ensure bid packages contain complete, buildable information and reduce post-award confusion.
- Develop and maintain a network of qualified trade partners, evaluating performance and updating qualification records after each project phase.
- Create comprehensive site logistics plans for each project, detailing access, material storage, utility hookups, equipment placement, crane operations, delivery schedules, and safety zones, including specific arrangements for 3D-printer deployment, operation, and removal where applicable.
- Incorporate logistics and construction phasing into the master project schedule to reflect real-world constraints and ensure all trades receive sequencing details before mobilization.
- Oversee field operations across assigned projects, actively managing schedule, cost, labor, and trade performance through direct daily and weekly involvement.
- Supervise Superintendents, providing clear direction on daily tasks, quality benchmarks, safety protocols, and productivity goals, and resolve field issues promptly to prevent project delays.
- Lead quality assurance and quality control initiatives, ensuring inspections, corrective actions, testing, and observation logs are completed on time and meet contractual, IBC, and local code requirements.
- Manage safety programs across all assigned sites, conducting safety audits, enforcing OSHA standards, and promoting a zero-incident environment with documented safety meetings and toolbox talks.
- Prepare monthly payment requests based on verified field progress and coordinate with project management and finance teams to ensure accurate and timely invoicing.
- Track project budgets in real time, generating cost-to-complete projections and variance reports that reflect actual field conditions rather than optimistic forecasts.
- Administer change orders, field directives, and RFIs with strict documentation practices, identifying and communicating all cost and schedule impacts to project management before approval.
- Act as the main liaison between field teams and design professionals, ensuring approved submittals, RFI responses, and updated drawings are implemented accurately and without delay.
- Maintain comprehensive project records, including daily logs, progress photos, meeting minutes, inspection reports, and as-built documentation throughout construction.
