Responsibilities
- Guide projects from initial assessment through design and pre-construction planning
- Liaise with architects, engineers, planners, and external consultants to align project goals
- Handle submissions for development and building permits with Calgary municipal authorities
- Evaluate design documents for buildability, cost efficiency, and value improvement opportunities
- Develop and refine cost estimates across Class D to Class A accuracy levels
- Create detailed forecasts of capital needs and funding timelines
- Define trade scopes, manage bidding processes, and assess contractor proposals
- Supervise construction activities from site excavation to final occupancy
- Administer construction agreements including CCDC and fixed-price contracts
- Manage change requests, technical inquiries, submittals, shop drawings, and field directives
- Track progress against project timelines and critical path requirements
- Enforce cost management practices and report monthly financial forecasts
- Ensure compliance with builder’s risk insurance and risk reduction procedures
- Coordinate collaboration between on-site teams, consultants, and subcontractors
- Maintain rigorous financial oversight and deliver regular cost updates
- Monitor reserve funds and cash flow planning throughout project lifecycle
- Review contractor draw requests and prepare reporting packages for lenders
- Negotiate and manage contracts for construction and professional services
- Lead procurement planning and major trade contract negotiations
- Review and integrate architectural and engineering design documentation
- Use 3D modeling tools to analyze designs and resolve clashes
- Perform design coordination using Bluebeam, Revit, and AutoCAD
- Apply Adobe Photoshop for visual presentations, marketing assets, and design enhancements
- Assist sales and marketing with rendering coordination and visual materials
