Responsibilities
- Support project evaluation during feasibility, design, and pre-construction stages with input and recommendations
- Facilitate coordination between architects, engineers, planners, and external consultants
- Evaluate design documents for buildability, cost efficiency, and value optimization
- Lead budget development from preliminary (Class D) to detailed (Class A) estimates
- Manage trade scope definition, bidding processes, and bid analysis
- Supervise construction delivery across more than 40 contracts through to project handover
- Administer construction agreements, including CCDC and fixed-sum contracts
- Process change orders, RFIs, submittals, shop drawings, and field directives
- Ensure compliance with project schedules and critical path timelines
- Track cost performance and deliver monthly financial forecasts
- Maintain compliance with builder’s risk insurance and implement risk reduction measures
- Coordinate field teams, consultants, and subcontractors
- Enforce rigorous budget oversight and deliver regular cost reporting
- Monitor contingency usage and cash flow projections
- Review contractor payment applications and lender submission packages
- Negotiate and manage contracts for construction and consulting services
- Drive procurement planning and major trade contract negotiations
- Review and align architectural and engineering drawings
- Use 3D modeling tools to assess designs and resolve clashes
- Conduct design coordination using Bluebeam, Revit, and AutoCAD
- Apply Adobe Photoshop for design presentations, marketing visuals, and concept refinement
- Collaborate with sales and marketing on renderings and visual assets
- Deliver performance updates and key metrics to executive leadership
- Promote cross-functional teamwork among development, construction, sales, and finance units
- Guide and support junior project coordinators and field personnel
