Responsibilities
- Oversee pre-construction planning from site identification through design phases, delivering cost, timeline, and buildability insights while serving as the main point of contact between real estate, engineering, procurement, and construction groups.
- Review electrical, mechanical, structural, and civil designs for constructability, with emphasis on high-power distribution, liquid cooling systems, and utility connections; resolve technical challenges and mitigate cost or schedule risks.
- Assess potential sites for electrical capacity, utility access, civil and structural needs, and construction phasing to determine impacts on project timelines, budgets, integration, and delivery logistics.
- Prepare construction scope documents and RFPs for general contractors; oversee pre-construction services including bid evaluations, schedule creation, labor cost analysis, and subcontractor assessments.
- Negotiate with landlords, developers, and contractors; collaborate with contracts, legal, and commercial teams on agreement terms, risk distribution, and business conditions.
- Analyze construction costs at key project stages from concept to guaranteed maximum price; support bi-yearly budget revisions and verify estimates using market trends and historical benchmarks.
- Prepare detailed handover packages for construction teams, including budgets, schedules, design files, contracts, and site data; incorporate lessons learned to refine design standards and project delivery methods.
- Perform in-depth site due diligence covering geotechnical conditions, utility availability, zoning and permitting pathways, environmental factors, and construction logistics such as access and staging; align findings with real estate and design teams for informed decision-making.
