Responsibilities
- Identify sizable industrial or undeveloped land parcels suitable for hyperscale data center campuses, typically over 100 acres, located near fiber networks and high-voltage power infrastructure.
- Assess the feasibility of utility-scale and on-site power solutions capable of delivering 200MW or more.
- Collaborate directly with utility companies to secure substation capacity, transmission access, and power contracts, including arrangements where power infrastructure is guaranteed before construction begins.
- Manage due diligence activities covering zoning regulations, rezoning applications, land-use permits, environmental assessments, and water rights agreements.
- Analyze permitting timelines and their impact on project construction schedules.
- Lead negotiations for land purchases, purchase options, and long-term leases with landowners, brokers, and development firms.
- Build and maintain strong relationships within the real estate brokerage and development sectors to ensure access to viable site opportunities.
- Interact with local, state, and municipal authorities to obtain development agreements, financial incentives, and community backing for major projects.
- Work closely with data center design, engineering, construction, finance, and legal teams to align land acquisition strategies with technical needs, deployment timelines, and long-term infrastructure planning.
- Oversee forecasting and track land capacity across regions to ensure availability meets evolving customer demand.
