Responsibilities
- Perform initial and subsequent condition reviews of all condo and PUD projects in refinance and purchase transactions.
- Ensure compliance with all published condo guidelines from Fannie Mae, Freddie Mac, FHA, and Non-QM.
- Respond to questions and scenarios from Sales, Underwriting, and Processing teams.
- Review and understand project insurance, borrower insurances, project legal documents, project budgets, and questionnaires.
- Examine Title Commitment for consistency with project description.
- Conduct the most efficient review possible for each project, which may involve contacting a third party directly instead of conditioning the file.
- Maintain acceptable turnaround times on new tasks, including initial reviews and condition submissions.
- Document detailed notes in the system whenever a task is touched.
- Review preliminary documents to determine the type of project review needed.
- Communicate with underwriters and processors regarding possible discrepancies in requested documents.
- Check email throughout the day and respond within turnaround times as specified in Project Procedures.
- Call homeowners associations, management companies, and insurance agents to request necessary documents for loan files when needed.
- Assist Condo Analysts with questions about loan files, project eligibility reviews, and underwriting conditions.
- Handle additional assignments as management deems necessary for the department.
