Responsibilities
- Oversee relationships with subcontractors and suppliers to ensure sufficient trade partner capacity for company growth.
- Negotiate advantageous contracts and control costs for materials and labor.
- Conduct cost analyses on new and existing products or labor to support decisions on new products or price adjustments.
- Develop inflation reports that forecast percentage changes.
- Handle local supplier and trade partner enrollment and pricing, including targeted recruitment for construction needs.
- Serve as Category Captain for assigned spending categories across all markets, managing relationships, negotiating prices, and overseeing categories.
- Ensure accurate and timely creation of Variance Purchase Orders, Job Start Purchase Orders, plans, and selections.
- Analyze Variance Purchase Orders to identify root causes and recommend or implement countermeasures to prevent recurring pricing and contract interpretation issues.
- Actively monitor trade partner capacity and compare it to production schedules to ensure sufficient capacity for divisional construction plans.
- Meet and communicate with trade partners to discuss reliability, capacity, communication, and payment status or issues.
- Collaborate with internal teams to create, update, and improve vendor standards and scopes of work.
- Enhance retention and growth opportunities for core subcontractors and suppliers who meet or exceed performance expectations.
Requirements
- 5 years of experience in purchasing and supply chain management within the construction industry.
- Ability to use verbal communication skills to effectively interact with associates and customers.
- Ability to perform repetitive motions and use fine motor skills (e.g., typing, writing) to operate office supplies such as computers, calculators, and copiers.
- Ability to lift and carry approximately 20-25 pounds unassisted.
- Ability to sit for extended periods with minimal reaching and standing.

- Bachelor's degree in construction management, engineering, business, or finance, or equivalent years of experience.
