Responsibilities
- Supports evaluation of target markets to identify viable land acquisition opportunities.
- Leads market and competitive product analysis across nine key counties in the Indianapolis region.
- Oversees rollout of land acquisition software platforms such as Prophetic and Termsheet in coordination with senior leadership.
- Helps prepare land-related presentations for divisional and corporate meetings, including demographic and location data.
- Coordinates due diligence activities, including environmental and soil assessments, with development teams.
- Reviews site development plans focusing on topography, floodplains, utilities, stormwater, and sewer systems.
- Coordinates design of community amenities through cross-functional team input.
- Arranges preliminary plat submissions with engineers and planners, and manages approval processes.
- Conducts financial modeling and prepares reverse proformas for potential land purchases with executive stakeholders.
- Manages cashflow projections for all Land Acquisition Fund submissions in partnership with finance leaders.
- Provides support on special assignments and takes on additional responsibilities as needed.
- Assists with homeowners association operations, including addressing resident concerns and maintenance issues.
