Responsibilities
- Performs and supervises preventive maintenance on large-scale York chillers and Trane rooftop units, ranging from 60 to 4000 tons, along with associated cooling towers and pump systems to ensure optimal performance and reliability.
- Diagnoses and repairs minor and major issues in chillers, cooling towers, pumps, and HVAC components such as VAV boxes, minimizing downtime and occupant discomfort, and escalates critical problems as needed.
- Operates and manages the Johnson Metasys BMS to regulate temperature, humidity, CO2 levels, and outside air intake, ensuring consistent comfort for staff and visitors.
- Generates system reports and adjusts BMS settings based on operational trends and workflow demands to enhance energy efficiency.
- Monitors and oversees water treatment processes, including chemical levels in hydronic systems, to maximize chiller efficiency and lifespan, verifying vendor compliance with established standards.
- Responds promptly to service requests using a mobile-based Archibus work order system for scheduling and tracking.
- Follows all safety protocols related to chiller plant operations, maintenance, and repairs.
- Reports directly to the Manager of Facilities Operations and completes additional duties assigned by management as required.
